4. BRIEF DESCRIPTION OF THE PROJECT:
The zone of the Lješljani Spa and Recreation Center is located in the northeastern part of the municipality of Novi Grad. Spa and recreation center Lješljani is located 18 km from the village and only 6 km from the main road Novi Grad-Kostajnica. The area of the entire zone of the Spa and Recreation Center Lješljani is 595.93 ha. Considering that this zone is considered an area of great social importance and interest, detailed geodetic surveys were processed by the Regulatory Plan of the special area ‘Banja Lješljani’, according to which it covers an area of about 30 ha. All physical and chemical analyses of this water, so far performed in several scientific research centers: Institute Ruđer Bošković Zagreb; Jože Štefan Institute Ljubljana; Balneological Institute Sarajevo, Institute Vinca Belgrade, have shown that this is a very rare type of water in the world. According to the modern classification, the natural water Slatina-Lješljani belongs to the hyper-alkaline, thermo-mineral waters with extremely valuable and rich mineralisation of over 2500-2790 mg / l.
The purpose of the project is the construction of the tourist resort Slatina-Lješljani – Central building of the Spa and Recreation Center, Wellness Hotel, 25 bungalows and accompanying facilities.

5. MORE DETAILED PROJECT DATA
5.1. WHAT TYPE OF PROJECT IS IT?
Brownfield (outdoor pools, showers with healing water and restaurant) – the possibility of buying the entire area or joint ventures with KOZARAPREVOZ a.d. Novi Grad.
5.2. PROJECT STATUS
Within the Lješljani zone, an area of 19.5 ha is managed by the Spa and Recreation Center Slatina-Lješljani d.o.o. Novi Grad, whose founder and owner is KOZARAPREVOZ a.d. Novi Grad. Currently, there are certain tourist facilities on the site managed by Slatina Lješljani d.o.o.: outdoor swimming pools, showers with healing water and a restaurant. A feasibility study has been prepared which shows the profitability of the investment.
5.3. REASONS TO INVEST IN THE PROJECT
Favorable geographical location – The Municipality of Novi Grad is located in the northwestern part of the Republic of Srpska. The area of the municipality is well connected with the CEFTA region, which offers duty-free access to a multimillion market. It borders the Republic of Croatia, on the southeastern border of the European Union. In Novi Grad, there is a border crossing for passenger traffic Novi Grad (BiH) – Dvor (HR). The nearest border crossings of the I category in road traffic are Gradiška (87 km) and Izačić (80 km) allowing the traffic of persons, all types of means of transport and all types of goods. In the municipality of Novi Grad, there is also a border crossing in railway traffic: Dobrljin (Dobrljin-Volinja), which belongs to the category of international border crossing for railway traffic. The nearest international airports are in Banja Luka (distance: 87 km), Zagreb (distance: 106 km), Tuzla (distance: 238 km), Split (distance: 280 km), Sarajevo (distance: 320 km) and Belgrade (distance) : 380 km).
Spa tourism is constantly growing – there is a growing demand in the region and the EU – currently at the site in the season there are a large number of tourists for whom there is no adequate capacity for water use,

6. PROJECT FINANCING
6.1. INDICATE THE ESTIMATED PROJECT VALUE IN EURO
The estimated value of construction works for the described products is EUR 9.4 million (excluding equipment). The estimated cost of the construction of the Central Building, without equipment, is EUR 3 million.
Implementation and project documentation of the central health and accommodation facility has been prepared, which includes:
Reception point – entrance hall, reception, reception clinic with specialist surgeries – 376 m2,
Health therapeutic contents – diagnostic tract, hydrotherapy and physical procedures – area of 1,002 m2,
Accommodation capacities – 20 single rooms, 52 double rooms, 5 suites, 4 rooms for the disabled and accompanying facilities of 2,536 m2,
Building management – office space of 40 m2,
Service and energy block of 423 m2,
The total area of buildings with communications, dimensioned for the movement of persons is projected on 6,200 m2
For the exploitation of thermo-mineral water on the site, it is necessary to provide a concession, for which it is necessary to make a study on reserves and water quality, and to obtain the status of a spa, it is necessary to conduct relevant clinical trials. As these are important preconditions for more serious investments on the site, it was assumed that the preparation of these studies would begin in the preparatory phase of project implementation, before the start of the construction phase. In the preparatory phase of construction, the infrastructural arrangement of the location is also envisaged, which is under the jurisdiction of the Municipality.

Full financing of the project by the investor in case of purchase of the complete area or the possibility of joint investment with KOZARAPREVOZ a.d. Novi Grad

The Municipality of Novi Grad provides all potential investors with comprehensive support in the realisation of the planned investment through a contact person, who is in charge of servicing information and organising meetings between competent authorities and investors in order to simplify and speed up the planned investment. The municipal administration is at the service and fully available to potential investors 24 hours a day, through an accelerated procedure for obtaining construction and use permits, as well as assistance in registering companies and obtaining the necessary work permits, which greatly facilitates investment and successful business.
The Municipality of Novi Grad provides numerous benefits when investing and obtaining all necessary permits and documents, which greatly facilitates investment and the beginning of a successful business:
Financial benefits in the form of reduced municipal fees for the construction of production facilities.
The procedure for obtaining a building permit has been improved, which shortens the time required to obtain location conditions and building permits.
The municipality grants incentives for business entities in the form of subsidies for the improvement and modernisation of the production process, and new employment.
