4. BRIEF PROJECT DESCRIPTION
The area of the city of Gradiška is extremely attractive for opening production facilities and branches, primarily for companies that want to operate outside the EU legislative framework and export to EU member states, but also for business entities that want to operate within markets that fall under the CEFTA agreement.
Dominant economic branches: trade and processing industry (wood processing, metal processing and textile industry).
The economy of the city of Gradiška is traditionally based on agriculture. In recent years, the importance of the processing industry has been growing, led by the sectors of wood processing, metal processing, and food processing, which carry the largest share of income, profits, exports, and employment in the city.
The goal of the project is to put into operation the existing facilities of the ‘Standard’ company, according to the needs of new investors.
Existing facilities and infrastructure
Area of the facilities: Two buildings with an area of approx. 2 000 m2 and approx. 2 500 m2. The area of the second building is suitable for a shopping mall (the building is located next to the main road).
Construction type: small brick.
In terms of infrastructure, the buildings have: water, sanitation, sewage, electricity, lighting, telephone, internet, access road and parking.
The necessary permits for work are issued by the District Commercial Court of Banja Luka. Urban planning consent for works and construction permit are issued by the City of Gradiška.
Investment opportunities offered by the owner are: purchase and lease.
5. DETAILED PROJECT DATA
5.1. WHAT TYPE OF PROJECT IS IT?
It is a project on an attractive brownfield location in the city center, which is privately owned.
We are looking for a strategic partner for the purchase or lease of a business building in order to rehabilitate it, invest in production facilities, create new jobs and employ professional staff from the territory of the city of Gradiška, start production with the possibility of exporting to the EU market.
5.2. PROJECT STATUS
The business facility is 100% privately owned; the process of finding a strategic investment partner is underway.
5.3. REASONS FOR INVESTING IN THE PROJECT
The city of Gradiška has an extremely favorable geostrategic location, at the “door” of the European Union.
In Gradiška, there is the largest border crossing in RS – BiH for the trade of goods of animal and plant origin. There is a transit of over 1 000 000 passenger and 100 000 freight vehicles on an annual basis.
A modern customs terminal was built at the location next to the future bridge on the Sava, which will connect the Banjaluka-Gradiška highway with the network of European roads.
The economy of the city of Gradiška is traditionally based on agriculture. In recent years, the importance of the processing industry has been growing, led by the sectors of wood processing, metal processing, and food processing, which carry the largest share of income, profits, exports, and employment in the city.
In the field of agriculture, Gradiška has a leading position in the RS/BiH in fruit growing, especially in the production of apples, while in animal husbandry, pig farming has ceded its former primacy to cattle (milk production, fattening of heifers), and partly also to chicken farming. Thanks to large areas of quality land and favorable climatic conditions, agriculture and vegetable growing are also extremely developed compared to the rest of the RS/BiH.
6. PROJECT FINANCING
6.1. THE ESTIMATED VALUE OF THE PROJECT IN EUROS
A potential investor, i.e. a buyer or lessee, proposes a lease price, purchase price, investment plan, employment plan in their offer and implements it in agreement with the owner of the location (private property). The total value of the investment will be determined depending on the needs and requirements of the investor.
6.2. PLANND SOURCES OF FINANCING
The project is fully financed by a potential investor.
6.3. INPUT BY LOCAL PARTNER
Programs and incentives for entrepreneurs from the City Administration of Gradiška, offer of qualified and competent workforce, proactive and flexible city administration that is at the service of potential investors (all necessary permits are issued in record time) at the level of local government.
Customs and tax incentives, low rate of profit tax, favorable treatment of foreign investors, as well as agreements on the improvement and protection of investments at the level of RS.
6.4. INPUT BY INVESTOR
Reconstruction and adaptation of the facility, opening of the production facility, employment of professional and qualified personnel from the area of the city of Gradiška.
7. HAS THE PHYSICAL LOCATION BEEN DETERMINED FOR PROJECT IMPLEMENTATION?
The building is located in the Obradovac settlement. It is 6 km from the Gradiška – Banjaluka highway, and 1.5 km from the BiH-Republic of Croatia border crossing.
