4. BRIEF DESCRIPTION OF THE PROJECT
Vidikovac Motel is located on the seventh kilometer on the road from Bileća to Trebinje. Fully built, infrastructurally arranged and very well connected by traffic, catering and accommodation purposes with the possibility of developing the coastal area, is an ideal place for a vacation on the shores of Lake Bileća. The total area of the building is 1,300 m2, and the total area of the building with the land is 10,700 m2. The building has 8 rooms and one luxury apartment, which are spread over three floors with terraces and views of Lake Bileća. The facility has a large hall with a capacity of 150 people, and two smaller salons. It has an outdoor terrace with a capacity of 150 people.

5.1. WHAT TYPE OF PROJECT IS IT?

5.2. PROJECT STATUS
The catering complex is currently out of order, and is located in an ecologically clean, natural environment.
5.3. REASONS TO INVEST IN THE PROJECT
The facility is located in an extremely attractive location, in a transit area (on a busy highway) on the shores of Lake Bileća in an area characterised by low levels of pollution. The airports in Dubrovnik and Tivat are within a radius of about 60 kilometers, and the construction of an airport in Trebinje, which is only 30 kilometers from this complex, is also planned.
The existing facility with the associated land leaves the possibility for the potential investor to expand the existing capacities and offer, and the proximity of the water favors the possible development of water sports and other types of recreation.
In addition, the municipality of Bileća currently does not have enough accommodation capacity in its offer, so we consider it another benefit for a potential investor.
6. PROJECT FINANCING
6.1. INDICATE THE ESTIMATED VALUE OF THE PROJECT IN EURO

6.2. PLANNED SOURCES OF FINANCING
The potential investor is expected to invest in the adaptation and reconstruction of the existing facility.
6.3. INPUT BY LOCAL PARTNER
The municipality undertakes to exempt the investor from paying utility fees and charges for the first 12 months of operation.
Also, the municipality will subsidise the employment of young and socially vulnerable categories.
The potential investor will have the full support of the municipal administration with the aim of performing administrative and technical tasks as soon as possible.
6.4. INPUT BY INVESTOR
Investors are expected to: renovate infrastructure, develop space and create new jobs.
7. HAS A PHYSICAL LOCATION BEEN DETERMINED FOR THE PROJECT IMPLEMENTATION
The facility is located in Čepelica bb, Bileća municipality, only 100m from the water, on plot 95/1.
The building and the land are privately owned.
8. HAVE THE PROJECT IMPLEMENTATION ACTIVITIES ALREADY STARTED?
Project-technical documentation was prepared, urban planning consent was obtained.
